Looking for a new office space isn’t as easy as looking for a new house, especially when you have multiple heads giving their own opinions, and requirements. When you’re in the position of non-decision maker, here few tips to help you out:

1. Location

Decide which area suits best with the business of your company, find out where most of the important client’s offices located at. The busier the location means higher rental rate of the space, therefore looking up for two different areas as comparison is important. The more backup plans you have the less time consuming.

2. Building

Every building has its own rules, and policy. If you’re operating a business that runs almost 24/7, such as customer service or IT support etc. you’ll need an office without overtime charges. Overtime charges usually put heavy weight on the company’s operational cost, because it charged hourly and mostly building will use zoning systems.

3. Size

If you’re looking for an office with exact s size of 500 sqm, you might like to add few more sqms on the size requirement. Not many of my clients are aware of the size that building management offered is semi-gross size, means it is not the exact size they wanted.

4. Property Agent

If the company is hiring a personal property agent or agency, they’ll make your job easier. Just make sure you do know which building the company wanted the most. Some of Building Managements don’t give agents any fees at all, thus agents will only provide you the list of buildings they’re partnered with. Check all the buildings on your own list not just theirs. Strata titled buildings has different owners for each units, the best scene is if you can meet the owner directly for better price.

5. Unit Condition

Not all of office units are fully furnished, in fact most of them are in bare conditions. If you need to move out urgently from your current office, make sure that the unit is ready to be used at anytime. Minimalist fitted-out office might also be a good idea to apply in hurry situation.
